As a VA approved panel appraiser, we charge the same standard $450 VA appraisal fee which meets the higher quality standards of reporting required by the covenanted Federal Government's Veterans Affairs VA panel when protecting our Great Veteran home buyers. We normally deliver appraisals by email in Adobe PDF within four days after inspection, so it can be forwarded, after your personal review, immediately to your court authorized representative. For faster delivery, we will email your report to you so it can be quickly reviewed by you and forwarded to your court representative. Commonly Believed Myths

#1 A licensed Realtor can appraise your home. NO! Under Florida Law, Realtors can not legally perform real estate appraisals for ANYONE including courts, unless they are also licensed as a real estate appraiser! However, many licensed veteran Realtors, as I once was, are very experienced and capable of performing a CMA (Competitive Market Analysis) to help you price your property correctly to sell in a ever changing and competitive market.

 #2 Lenders use your money to hire the best qualified appraisers. NO! Lenders may give about half your money to management companies that normally select the cheapest and sometimes the lowest qualified appraisers to cut costs to obtain larger profits for the MC companies and lenders.

#3 Lenders qualify and approve appraisers. NO! Only the State under Federal law guidelines can; qualify, test, approve, license and certify appraisers at the appropriate qualification level! It is just like an attorney, doctor, accountant, surveyor, contractor and all other licensed professionals. A Certified GENERAL Appraiser is the highest possible professional level approved under State and Federal Government laws. Lenders can decide not to use an appraiser, just like you can, but they do NOT qualify or license appraisers.
